Spring Home Maintenance Tips by the Lakes at Centerra

Springtime flowers are in full bloom at the Lakes at Centerra, but with that come the task of spring home maintenance. After Loveland and Fort Collins homes weather our snowy Northern Colorado winters, it’s no surprise that they require a little tender loving care. We’ve complied six of our best spring home maintenance tips for you to check off the list before summer.

Inspect Your Roof

Your roof is your home’s first line of defense against water damage, so it’s important to repair any spots that need fixing. If you delay patching these up, you face the risk of water damage inside your home the next time a storm hits.

Check the Gutters

Be on the look out for loose or leaky gutters because improper drainage can lead to unwanted water in the basement. Make sure water drains away from the foundation and is free of debris.

Prevent Springtime Flooding

Low areas in the yard or next to the foundation should be filled with compacted soil. Spring rains can cause flooding, which can lead to foundation damage. Additionally, filling these holes will work to eliminate bugs and insects since water pools serve as the ultimate breeding ground.

Check the Seals on Windows and Doors

It’s not just cold air that can sneak through cracks in windows and doors, warm air can too. Winter weather can be tough on seals, so be sure to inspect and repair or replace them as needed. This will reduce your air conditioning bill as well.

Check Outside Faucets

Be sure to inspect outside hose faucets for freeze damage. To do this, turn the water on and place your thumb over the mouth. If you can stop the flow of water, it is likely the pipe inside the home is damaged and will need to be replaced.

Prep the AC Unit

Schedule a trustedmaintenance service to come clean and service the outside unit of your air conditioning system. Clean coils will operate more efficiently, and an annual check up will keep the system working at anoptimal performance level. After the initial maintenance is done, all you’ll need to do is change the interior filters on a regular basis.
